How Bangalore calculates property tax
Tax = (built-up area × zone UAV per sq ft × 10 months − age depreciation) × 20%, plus 24% cess on the tax. Self-occupied and tenanted portions use different UAVs.
Residential rates: Residential UAV per sq ft/month (RCC): Zone A ₹2.50 self-occupied / ₹5.00 tenanted; B 2.00/4.00; C 1.80/3.60; D 1.60/3.20; E 1.20/2.40; F 1.00/2.00.
Rebates & due dates
5% rebate for full-year payment by the early deadline (30 April, extended to 31 May in some years). Two half-yearly instalments allowed without rebate.
Late-payment penalty
2% per month interest; dues unpaid 2+ years attract 100% penalty plus 15% simple interest.
Exemptions
Standard Karnataka Municipal Act exemptions (worship, charitable, central government); no small-flat exemption like Mumbai's.
Recent change: The Greater Bengaluru Authority was created in 2025 and BBMP is being split into five corporations — the tax portal and process are unchanged so far. A proposed fully guidance-value-based tax was deferred; e-Khata is now mandatory for transactions.
