How Hyderabad calculates property tax
Annual tax = plinth area × the locality's Monthly Rental Value (₹/sq ft) × 12 × slab rate, minus age depreciation (10-30%), plus 8% library cess.
Residential rates: Residential slabs by MRV: up to ₹50/month exempt; ₹51-100: 17%; ₹101-200: 19%; ₹201-300: 22%; above ₹300: 30% of annual rental value.
Rebates & due dates
Early Bird: 5% rebate on current-year tax if paid 1-30 April (confirmed for FY 2026-27; arrears excluded). Normal due dates 31 July and 15 October. 50% concession for vacant premises.
Late-payment penalty
2% per month penal interest on the outstanding amount.
Exemptions
Properties with MRV up to ₹50/month, places of worship, recognised schools up to 10th standard, ex-military properties; 50% vacancy remission.
Recent change: A Dec 2025 one-time settlement waived 90% of accumulated interest on cleared arrears; record ₹2,501 crore collected in FY 2025-26.
