Annual Letting Value (ALV)

Tax = (Annual Letting Value − 20% statutory deduction) × slab rate. ALV depends on ready-reckoner rent by zone, carpet area, property type, age, and usage; cesses (sewerage, water benefit, fire, education) are added.

Residential rates: Residential general-tax slabs on ALV: 14% (₹1-2,000), 18% (₹2,001-5,000), 22% (₹5,001-20,000), 26% (₹20,001-50,000), 30% (above ₹50,000) — unchanged for 2026-27.

Rebates & due dates

15% rebate for full payment by 30 June (the due date), 10% by financial-year end, extra for digital payment, and up to 20% for IGBC-certified green buildings.

Late-payment penalty

2% per month on the outstanding amount after the due date.

Exemptions

Religious/charitable institution properties and small-ALV properties per the Maharashtra Municipal Corporation Act; cesses are excluded from rebates.

Recent change: A Jan-Mar 2025 amnesty waived 80% of penalties on old dues; the 15%/10% early-payment rebate was re-introduced for FY 2026-27.
