How Pune calculates property tax

Annual Rateable Value (ready-reckoner linked)

Tax = rate × value, where value = the locality's base rate (ready-reckoner linked) × built-up area × usage factor × building-type factor × age factor × floor factor.

Residential rates: No citywide per-sq-ft slab table — the rate depends on locality base rate, usage, and ARV band. General-tax discounts split at ARV ₹25,000 (see rebates).

Rebates & due dates

Early payment by 31 May: 10% off general tax if ARV ≤ ₹25,000, 5% above. A 40% ARV concession for self-occupied residential property was reinstated in Aug 2024 (file form PT-3 once). Eco rebates: 5% for one green feature (solar/rainwater/vermicomposting), 10% for two. Halves due 31 May and 31 December.

Late-payment penalty

2% per month on unpaid amounts (from 1 July for the first half, 1 January for the second).

Exemptions

Registered trust properties used for worship/charitable purposes.

Recent change: The 40% self-occupancy rebate was restored by the Maharashtra legislature in Aug 2024; a GIS geo-tagged reassessment drive is targeting unassessed properties.
