Guideline Rate in Raipur 2026

The government valuation your stamp duty is actually charged on in Raipur — which of the tehsil schedules applies to you, where to look the rate up, and what changed in the latest revision.

There is no single guideline rate for Raipur

These are the tehsils named on Raipur district's own tehsil page, and the guideline-rate schedule is organised by them. The page's text says the district has six while its table names eight, so we give the names and state no count. Each schedule then breaks down again by locality, and by whether the property is agricultural land, a plot or a built-up unit. So a page — ours or anyone else's — that quotes one rupee figure as “the Raipur guideline rate” is quoting one line out of thousands.

What is worth knowing before you look anything up is which schedule governs your deed, because that depends on the tehsil your property registers at rather than on your postal address. The rate is set by the District Registrar, Raipur, applying rates approved by the Central Valuation Board under the Inspector General of Registration.

How to check yours officially

Chhattisgarh publishes district-wise guideline rates in the Market Price Rate section of the IGR site, and registration itself runs on e-Panjeeyan. Select Raipur, then your tehsil and ward or village. The IGR site sometimes fails a certificate check in automated tools but opens normally in a browser.

We deliberately do not publish per-locality rupee figures for Raipur — they are re-notified without warning and vary street to street, so a figure copied onto a page like this is wrong the moment it goes stale. The official source above is authoritative for every one of them.

Latest revision in Raipur

2025-26 guideline rates effective 20 November 2025 — the first comprehensive revision in roughly seven years. Two things changed at once. The rates themselves were re-fixed after years effectively frozen, and the valuation method changed: flats and shops in multi-storey buildings are now valued on built-up area instead of super built-up area, with a 10% discount for basement and first floor and 20% for second floor and above. A flat can therefore come out lower than before even though the headline rate went up. Further district-level revisions were notified through December 2025.

What catches people out in Raipur

Chhattisgarh says 'guideline rate', not circle rate. It also charges an unusually high 4% registration fee on top of 5% stamp duty, so the guideline value drives a total statutory outlay near 9% for a male buyer — nearly double what the stamp-duty figure alone suggests. Women pay 4% stamp duty, and from FY 2026-27 get a 50% cut in the registration fee as well.

How stamp duty uses the rate in Raipur

Say you agree a Raipur flat at ₹36,80,000 — around the city's median 2BHK — but the notified government value of that flat works out to ₹40,00,000. Stamp duty is charged on ₹40,00,000, the higher figure, at 5%: about ₹2,00,000, plus registration charges. Writing the lower price into the deed does not reduce the duty by a rupee.

The same value drives income tax on both sides of the deal. Under Section 50C the seller's capital gains are computed as if they had received at least the notified value; under Section 56(2)(x) the buyer is taxed on the shortfall if the price is more than 10% below it; and the buyer's 1% TDS is deducted on the higher value too.

Frequently asked questions

What is the guideline rate in Raipur in 2026?+

There is no single figure. Raipur's guideline rate is notified tehsil by tehsil and then locality by locality inside each — separate schedules cover Raipur. 2025-26 guideline rates effective 20 November 2025 — the first comprehensive revision in roughly seven years. Look your own locality up on the official source rather than relying on a quoted average.

How do I check the guideline rate for my area in Raipur?+

When was the guideline rate last revised in Raipur?+

What if I buy in Raipur below the guideline rate?+

Stamp duty is still charged on the government value, so declaring a lower price saves nothing. It also triggers income tax on both sides: if the declared price is more than 10% below the notified value, Section 50C taxes the seller as though they sold at that value and Section 56(2)(x) taxes the buyer on the difference as income from other sources.

Is the guideline rate the same as the market price in Raipur?+

No. The market price is what buyers actually pay; the guideline rate is an administrative floor for collecting duty. In prime Raipur localities the market price usually runs well above it, and occasionally — after a correction, or after a revision that overshot — the notified value sits above market, which inflates the duty payable.
